Ranch House Plan With 3 Bedrooms And 3.5 Baths
Iris is a tiny house plan designed with this new trend in mind, where the environmental footprint and associated costs are minimized for first time home buyers without sacrificing the comfort of a 3 bedroom home.
An open floor plan with 8.6” high ceilings on the first level enhances the feeling of spaciousness despite the limited square footage.
The living room is large enough with a standard TV and a 3 seater sofa with 2 matching chairs that can serve as extra seating in the dining area when guests arrive. The kitchen island has space for a sink, wine cellar and seating, and can be expanded if needed. The under stairs closet has a powder room and washer/dryer stack as well.

Because this home was originally designed with a bolt pile and there is no basement, the mechanical room is on the main level, and a large, screened-in porch extends the main living area during the warmer months.

This floor plan is part of the eco house floor plan collection and therefore has a better energy efficient wall composition. To provide superior insulation for each of our eco homes, the walls are made of double frame 2x4s spaced 24 inches apart. Therefore, the amount of lumber needed is similar to that of a traditional house using 2x6s spaced every 16 inches. In addition, these two walls are also lined in order to cut thermal bridges as much as possible, that is, continuous elements that create heat losses from the inside of the house to the outside. The insulating material used in this cut of the wall is stem cellulosic. It is a 100% recycled material that perfectly hugs every wall cavity for optimal insulation.
