Barns are charming, popular, and well-loved, especially in New England, where it’s common to see old barns along the driveway. You can even find reclaimed barns in many urban areas where farms once dominated the landscape. Barn homes offer a timeless design that will never go out of style!
Many people may be surprised by the difference and ask what is a bank house? A barn house can mean different things to different people, but generally a barn house means either a house that looks like a barn or has a wood frame or log and log construction, or both! If you search on the Internet, you will find all kinds of home improvement ideas, including barndominiums and pole barn houses, or real wooden log cabins. We at Davis Frame do not design these barn-style homes. A barndominium is usually a metal building that may have a barn focus on it, and a log barn usually uses wooden poles buried in the ground and usually features standard trusses and 2x exteriors. They are mainly used for agriculture, however, in some parts of the country, they are being built as economic wooden houses.
Open Concept Pole Barn House Plans
Above are examples of what some think of warehouses, but we have a different definition. Our barn-like house is a barn-like house on the outside but has all the modern conveniences of home inside. Our warehouses have high ceilings in the rooms, open concept living, and a little (or a lot) of natural wood touches in the interior which creates style and beauty. The architectural details of a barn house include a steep gable roof, cupolas, large windows, sliding barn doors, and today, we are seeing more vertical siding on the exterior.

Shown above are just a few of the Classic Barn homes we have designed and built throughout the years. We created several early versions of the Classic Barn floor plans (see one of the original plans below). This classic barn style design has become the core of our offerings. As you can see, the design is similar to a traditional-style barn, similar to the barns you see all over New England. The original footprint of our Class Barn is 28X52. Our Classic Barn 1 floor plan offers 2,200 SF with 2 floors and a 10/12 roof. It’s the first barn house we built. Our Classic Barn 2 is a variation of the Classic Barn 1 and features the same footprint, but in addition to the two levels, there is a bonus loft that brings the square footage to 2,500 SF. A few important differences are that it has a higher roof at 12/12, which allows room for a bonus loft. Kids love this thing, especially if their parents have to put together a boat ladder to get to the bedroom from the upper rooms. Our Classic Barn 2 also has a cup that adds to the beauty.
While both versions of Classic Barn floor plans have a few differences, all features are interchangeable between the two. Like Class Barn 1 but need an extra cup? We can do that! Our secretarial services offer complete flexibility.
The Classic Barn 1 floor plan is our most popular design. The front door is shown on the eve side of the house. Walk in closet, perfect for hanging coats and storing shoes. On one side is the master bedroom suite and on the other side is the open concept great room and dining room. To the rear of the center is the spacious kitchen and to the right of the kitchen is the lounge/laundry room and powder room. This is a great floor plan to consider!
Barndominium Style House Plan With Soaring Cathedral Ceiling With Exposed Beams
The second floor has two large guest rooms, a shared bathroom, and an open floor plan that opens to the basement. There is a small closet next to the bathroom that could be a good place for a small desk and chair.
Above is the Classic Barn 2 floor plan. Like Class Barn 1, the front entrance is on the eve side. With this version of the Class Barn, there are wooden beams for the porch planters. It’s a good thing that gives the front of the house extra character. Right at the front, at the entrance is the dining room and kitchen. On one side of the entrance is the main room and on the other side there are two bedrooms and a shared bathroom. This is a great first floor plan to consider if you are looking for two bedrooms on the first floor. There is no mud, however, and that can be a disadvantage for those who build in New England. Mud houses are needed in the rainy season of summer and in the cold winter. We’ve had people add a driveway and garage to the back of the house, which is a great option to consider, especially if you’re already considering a garage. In my humble opinion, a garage is a must!
The second floor plan at Class Barn 2 features a large 16’x20′ master bedroom. Also included is a full master bathroom. In addition, there is a loft overlooking the first floor. Upstairs, there is plenty of office space. What a great choice if you are working from home!

And one of the best features of this design plan for the basement – the loft! This would make a great private office or even a children’s playroom.
Our Class Barn 3 floor plan is our largest custom floor plan, coming in at 3,000 square feet. The footprint is 28’X52′, similar to Class Barn 1 and 2, but with a 12’X20′ bump-out that adds a nice extra space from the great room.
The first floor includes a master suite and a great room. Both have outdoor access to the backyard. The first floor also has an enclosed kitchen, second door with mudroom, half bath, and office.
