Many families are looking for opportunities to help better care for their aging parents; assisted living, skilled care or bringing everyone together under one roof. The 1950s American family Leave it to Beaver with mom, dad and kids is being reimagined once again. We are increasingly being asked to build new energy efficient homes that can accommodate a large family. I would like to share with you some layouts and options. I will break it down into three schematic design concepts.
What Is A Mother In Law Suite, And Does It Add Property Value?
In this option, a first floor area is given to mom or dad. It is usually a large bedroom with enough space to include a sitting area, a private ADA bathroom, and an exterior entrance to this space. Mom or Dad will share the kitchen and laundry in the main house. We like to isolate this area from the rest of the house and provide a separate heating zone for this part of the house. Many times older people have different temperature preferences than younger generations. We also like to add additional lighting to this space. This is the least expensive option and many times it doesn’t look much different than any other single family home.
This option is larger and includes a kitchenette, living room, separate bedroom, walk-in closet and ADA bathroom. Sometimes the apartment is connected to the main house through the laundry room. This space can then be used by both residences. With its own entrance, an apartment gives more autonomy to the resident. The plan below shows this arrangement. Please note that this family also needed to accommodate two teenage sons. To do this, we finished the upper level with a music room and well-insulated bedrooms.
I have attached a floor plan below which was built a few years ago. The house was designed to accommodate an elderly couple who wanted to be close to their children but wanted their autonomy. They have separate entrances, kitchens, living rooms, laundry rooms, bedrooms and guest quarters. This house also had a small apartment built into the main house that housed his mother.

I found a great example of a beautiful house that must disappoint quite a few people. This magnificent 4,700 square foot home features amazing interior spaces with spectacular details and, above all, exquisite architecture. Above the garage, a large guest suite would qualify for an apartment (photo left, floor plan right). This suite is approximately 1,000 square feet in size and features a living room, dining room, master bedroom and bathroom, and a view of the kitchen. The problem some will have is that the beautiful suite is upstairs and harder to access. The solution is an elevator. The modifications needed to make room for an elevator would not be expensive, but the elevator would be. This is really the main problem that most will have. We can’t afford an elevator, much less a 4,700 square foot house.
