In addition to the house plans you order, you may also need a site plan that shows where the house will be on the property. You may also need larger poles to handle the roof material specific to your area. Your home builder can often help you with this. You may also need a septic system unless your lot is served by a sanitary sewer system. Many areas now have local electrical codes that must be followed as well. This usually involves filling out a simple form providing documentation that your home plans are in compliance.
In some states, there’s a second step you’ll need to take to make sure your home’s plans are up to local codes. Some areas of North America have more engineering structures. Examples of this would be, but not limited to, the earthquake prone areas of California and the Pacific Coast, the hurricane prone areas of Florida, the Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois need to be checked by a local professional as well. If you are building in these areas, most likely you will need to hire a state licensed civil engineer to review the design and provide other drawings and calculations required by your building department. If you are not sure, building departments usually have an offer they will give you to list all the things they need to deliver and get a building permit.
Additionally, stock plans have no technical stamp attached. If your building department requires one, they will only receive a stamp from a licensed professional in the state where you plan to build. In this case, you will need to submit the plans of your house to a local engineer or architect for inspection and testing. Additionally, plans used to build homes in Nevada must be drawn by a licensed Nevada architect. Send us a description of the changes you want to make, using the form below. This Craftsman house plan shows a striking exterior facade detailed with wood-columns, decorative gables, a stone perimeter skirt, and a variety of windows and sizes.
