You may also need joists sized to accommodate roof loads specific to your area. Your home builder can usually help you with this. You may also need a septic plan unless your property is served by a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves filling out a simple form that provides documentation that your home’s plans are compliant.
In some areas, there’s a second step you’ll need to take to make sure your home plans comply with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but are not limited to, earthquake prone areas of California and the Pacific coast, hurricane risk areas on the Florida, Gulf and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois also require an inspection by a local professional. If you are building in these areas, you will most likely need to hire a state licensed structural engineer to review the plan and provide additional plans and calculations required by your building department. If you’re not sure, building departments usually have a brochure they’ll give you listing all the items they need to submit and get a building permit.
Additionally, stock plans do not have a business stamp. If your building department requires it, it will only accept a stamp from a licensed professional in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamp.
