You may also need beam sizes to accommodate roof loads specific to your area. Your home builder can usually help you with this. You may also need a septic design unless your place is served by a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves filling out a simple form that provides documentation that your home plan is compliant.
In some areas, there’s a second step you need to take to make sure your home plans comply with local codes. Some regions of North America have strict engineering requirements. Examples of this would be, but not limited to, the earthquake prone areas of California and the Pacific Coast, hurricane risk areas in Florida, the Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois require review by local professionals as well. If you are building in these areas, you may need to hire a state-licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you are not sure, the building department usually has a handout they will give you a list of all the items needed to submit and get a building permit.
