Along with the house plans you order, you may also need a site plan showing where the house will be located on the property. You may also need joists sized to accommodate roof loads specific to your region. Your handyman can usually help you with this. You may also need a septic system unless your lot is served by a sanitary sewer system. Many areas now have energy codes that must also be followed. This usually involves filling out a simple form that provides documentation that your house plans are compliant.
In some regions, there’s a second step you’ll need to take to make sure your house plans comply with local laws. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, the earthquake prone areas of California and the Pacific coast, hurricane risk areas on the Florida, Gulf and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois also require a review by a local professional. If you are building in these areas, you will most likely need to hire a state-licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have materials they’ll give you listing all the things they need to submit and get a building permit.
