In addition to the house plans you order, you may also need a site plan showing where the house will be placed on the property. You may also need beams sized to accommodate roof loads specific to your region. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This usually involves filling out a simple form that provides documentation that your home plans are compliant.
In some regions, there is a second step you must take to make sure your home plans comply with local codes. Some areas in North America have very strict engineering requirements. Examples of this are, but are not limited to, earthquake prone areas in California and the Pacific Coast, hurricane prone areas in Florida, Gulf & Carolina Coasts. New York, New Jersey, Nevada, and parts of Illinois also require a review by a local professional. If you are building in these areas, you will likely need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have a handout they give you that lists all the things they need to submit and get a building permit.
