In addition to the house plans you order, you may also need a site plan showing where the house will be located on the property. You may also need beams sized to accommodate specific roof loads in your area. Your home builder can usually help with this. You may also need a septic design unless your land is serviced by a sanitary sewer system. Many areas now have area-specific energy codes that must also be followed. This normally involves filling out a simple form providing documentation that your home plans are in compliance.
In some areas, you’ll need to take a second step to make sure your home plans meet local codes. Some regions in North America have very strict technical requirements. Examples of this would be, but are not limited to, California and Pacific Coast earthquake prone areas, Florida, Gulf and Carolina Coast hurricane prone areas. New York, New Jersey, Nevada and parts of Illinois should also be reviewed by a local professional. If you are building in these areas, chances are you will need to hire a state-licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you are unsure, building departments usually have a document they will give you listing all the items they need to submit and obtain a building permit.

This one-and-a-half-story home is both elegant and functional in its design. There are four bedrooms, three of which share a hallway. One bedroom has its own private bathroom while the other two share a bathroom with double sinks.
