You may also need rafters sized to support the roof load specific to your region. Your handyman can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many areas already have area-specific energy codes that must also be followed. This usually involves completing a simple form providing documentation that your house plans are compliant.
In some regions, there’s a second step you’ll need to take to make sure your house plans comply with local codes. Some areas of North America have very strict engineering requirements. Examples of this would be, but not limited to, earthquake prone areas of California and the Pacific coast, hurricane prone areas of Florida, the Gulf Coast and the Carolina coast. New York, New Jersey, Nevada and parts of Illinois also require an examination by a local specialist. If you are building in these areas, you will most likely need to hire a state licensed structural engineer to analyze the project and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have brochures they’ll give you that list all the items they need to submit and get a building permit.
Also, stock plans don’t have a professional seal attached. If your building department requires one, they will only accept a stamp from a professional licensed in the state where you plan to build. In this case, you will need to take your house plans to a local engineer or architect for review and stamping. In addition, plans that are used to build homes in Nevada must be prepared by a licensed Nevada architect.
