A mirror-reversed kit is a printed copy of your home, resulting in the same image you see if you hold the drawing up to a mirror. Everything including the text is backwards compared to the original design. These types of drawings are usually used to repurpose an original plan more favorably on a site, either because the homeowner likes it or because of the limitations of the site itself. Note: Mirror reverse kits are only available with a 5 copy or 8 copy set. With a reproducible, PDF or CAD kit, you can print mirror copies locally. Also: 5 selected copy sets, only 4 mirror sets should be allowed to be selected. 8 selected copy set, only 7 mirror sets should be allowed to be selected.

In addition to the house plans you order, you may also need a site plan that shows where the house is located on the property. You may also need beams sized for roof loads specific to your area. Your home builder can usually help you with this. Unless your property is served by a sanitary sewer system, you may need a septic plan. Many areas now have area-specific energy codes that must be followed as well. This usually involves filling out a simple form that provides documentation that your home plans are compliant.
In some regions, there is a second step you must take to ensure your home plans comply with local codes. Some parts of North America have very strict engineering requirements. Examples of this would be the earthquake-prone areas of California and the Pacific coast, and the hurricane-prone areas of the Florida, Gulf, and Carolina coasts. New York, New Jersey, Nevada and parts of Illinois require review by a local professional. If you’re building in these areas, you’ll likely need to hire a state-licensed structural engineer to analyze the plans and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have a brochure that lists all the items they need to submit and get a building permit.
Additionally, stock plans do not have a professional stamp attached. If your building department requires one, they will only accept a stamp from a licensed professional in the state where you plan to build. At this point, you should take your home plans to a local engineer or architect for review and stamping. Additionally, plans used to build homes in Nevada are required to be drawn by a licensed Nevada architect.
