You may also need beams that are sized to match the roof loads in your area. Your builder contractor can help with this. You may also need a septic system, unless your site is served by a sewer system. Many areas now have area-specific energy codes that also need to be followed. This usually involves filling out a simple form with documentation that your home’s plans meet the requirements.
In some areas, there is a second step you will need to take to make sure your home plans comply with local regulations. Some parts of North America have very strict engineering requirements. Examples of this include, but are not limited to, earthquake-prone areas of California and the Pacific coast, and hurricane-prone areas of the coast of Florida, the Persian Gulf, and the Carolinas. New York, New Jersey, Nevada, and parts of Illinois also require verification by a local specialist. If you are building in these areas, you will most likely need to hire a state-licensed civil engineer to review the project and provide additional drawings and calculations required by your building department. If you’re unsure, building departments usually have a handout they will give you, listing all the items they need to file and get a building permit.
