In addition to the house plans you order, you’ll also need a site plan that shows where the house is located on the property. You may need beams sized to accommodate the roof load for your area. Your home builder can usually help you with this. You may also need a septic design unless your lot is served by a sanitary sewer system. Many regions now have region-specific energy codes that must be followed. This usually involves filling out a simple form providing documentation that your home plans are in compliance.
In some areas, there is a second step you must take to ensure your home plans comply with local codes. Some areas in North America have very strict engineering requirements. Examples of this include, but are not limited to, the earthquake-prone areas of California and the Pacific Coast, and the hurricane-prone areas of the Florida, Gulf, and Carolina coasts. New York, New Jersey, Nevada, and parts of Illinois also require a review by a local professional. If you are building in these areas, you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your building department. If you’re not sure, building departments usually have a handout that will list all the items you need to submit and get a building permit.
Additionally, stock plans do not have a commercial stamp attached. If your building department requires it, they will only accept a ticket from a licensed professional in the state where you plan to build. In this case, you need to take your house plans to a local engineer or architect for review and stamping. Additionally, plans that are used to build homes in Nevada must be drawn by a licensed Nevada architect. We have lived on this little cape in Connecticut for over 4 years. And what a blessing it has been. We went from 3500 square feet to 1100 square feet. I honestly didn’t think twice about losing the place. I was excited to find a charming old house. I’ve always wanted one. Kevin actually flew to Connecticut and picked this house. He did a good job. His favorite part was the yard! I had a built-in bookcase and it was very close to downtown and a walkable community. I love that we can walk everywhere. Location was top of my priority list. I knew I could work with the house. I was looking online at the photos we saw before we bought the house, just the ones I saw, and thought what a difference! Today I’m sharing a rough floor plan with all the before and after photos and measurements for each room, something I get asked quite often. Also at the end asking a question “What do you do?” And what we have achieved is our greatest goal.
